Roofs here cycle through freeze and thaw all winter instead of holding a steady freeze. January averages a high right at 32 degrees and a low near 19, so the roof crosses the freezing point repeatedly between December and March, working fasteners loose and opening flashing joints.

Jackson Township housing is substantially newer than the stock in Canton proper, and that changes the failure pattern. We find far less plank decking and far fewer layered roofs out here. What we do find is age clustering: subdivisions built within a few years of each other reach the end of their shingle service life at roughly the same time, which is why roof replacement tends to move down a street rather than appear at random.
